New Townhome Subdivision To Be Built In Geneva, City Council Votes

The new development off Peck Road will offer Geneva residents diverse housing options, two alderpersons shared.

GENEVA, IL — Geneva will annex a 5.75-acre plot of unincorporated Kane County land and build a new townhome community, City Council voted on Tuesday.

The Prairie Grove development will sit at 1N557 Peck Road, currently vacant and unimproved land between Bricher Road to the north and Keslinger Road to the south. Nine Council members voted in favor of the project, with one alderperson absent from the meeting.

The developer, FD Fund II, LLC, will construct 24 traditional, front-loaded townhomes comprising 20 ranches and four two-story units on the land. The ranches will be a mix of two and three bedrooms, while the two-story units will all have three bedrooms. Each unit will have a two-car garage and room for two more cars in the driveway.

The townhouses, which, upon annexation, will be part of the 4th Ward, will provide a "product type that is currently in demand and undersupplied in Geneva," city documents state.

Prairie Grove is designed to be a self-contained community similar to the "very successful" Prairie Ridge community just north of Prairie View, according to city documents. The new neighborhood is intended to complement the character of the surrounding area.

The project also consists of constructing a new public right-of-way to connect to the east side of Peck Road as well as new stormwater management improvements on the north side of the site, documents state. About 0.59 acres of land along Peck Road will be dedicated to the Kane County Department of Transportation for the new road.

"As a council and a plan and zoning commission, we have a goal to offer to Geneva residents diverse housing options," 4th Ward Alderperson Amy Mayer said at the meeting. "This project actually fits very nicely in that. I think that aside from the trepidation about the pull-out onto Peck Road [due to the fast traffic], the project itself is very worthy."

Alderperson Mike Bruno, representing the 1st Ward, echoed a lot of what Mayer shared.

"I have had a heretofore fairly unsuccessful bid of voting against anything that didn't include one-story options, and I am very pleased these are short in stature," he said. "The density is not too high, in my opinion. Would I have liked to see rear-loaded garages? Yeah, but the fact that we need to create that housing diversity and create specifically these types of housing options, I am very excited that this project has come before us."
