High-End Apartment Building on Cossitt Set for Spring Groundbreaking
The upscale complex will be the first to take advantage of new village zoning regulations that open the door for more varied housing options.

The village came closer Monday toward realizing its vision for increasing the variety of housing options on La Grange’s northwest side, as outlined in the comprehensive plan.
Developers plan to break ground in May on a new six-unit apartment building at 1407 W. Cossitt Ave., the first of its kind under new zoning regulations, after the village board unanimously approved a special-use permit for the property.
“It’s excellent to see reinvestment anywhere in the village,” Trustee Jeff Nowak said. “But this project in particular is remarkable because it occurs in a part of the village where investment of this kind has not been seen in some time. It sets the tone for other projects consistent with the comprehensive plan.”

Rents in the two-and-a-half story building will range from $1,500 to $1,800 for the efficiency suites to $2,200 for two-bedroom apartments, said Big Tuna’s Inc. Principle Dan Powers.
Amenities in the building include indoor parking, in-unit washers and dryers, security systems and fireplaces. The complex will be within walking distance of both the Stone Avenue and Western Springs train stations.

This is Big Tuna’s first teardown project, Powers said, though the firm has renovated buildings in communities such as La Grange Park and Western Springs.
Powers and his son, Patrick Powers, selected La Grange for the development in large part because they are residents.
“Our philosophy is simple,” he said in a phone interview. “We know La Grange and have a vested interest in the village and its growth.”
A 55-year-old, two-unit residential building now sits on the plot, which is in an area near other multi-family properties, as well as the LaGrange Area Department of Special Education facility and the Lyons Township High School athletic field.
Powers said he hopes to complete construction by October.
