Lisle To Vote On 66-Townhome Arbor Station Development
The village board of trustees is set to vote on final plats of subdivision, zoning variances and special use permits for the project.

LISLE, IL — The Lisle Village Board is set to vote Monday on final plats of subdivision, zoning variances and special use permits for the Arbor Station housing development. Locate just south of Lisle Cemetery, Arbor Station will feature 66 townhomes in 14 buildings.
A public hearing on the Arbor Station proposal began on Oct. 15 and was continued Nov. 19 and Dec. 3. According to village documents no one spoke in opposition to the proposed project at these hearings. The planning commission voted 5 to 1 to recommend the plats of subdivision and zoning requests.
Since units adjacent to Lisle Cemetery are zoned R-1, the special use permit will allow Arbor Station homes to exceed the two-story limit outlined in village code. Developers plan to build three-story townhome buildings, each with a two-car garage that loads in the rear of the building.

Residents will have the option of building out their attic spaces with a terrace that opens out onto the back of their building. This would effectively allow for four-story townhome buildings, per village documents.
The multifamily units will comprise studio and one-bedroom living spaces, along with a parking garage on the first floor of the building that has space for 34 vehicles. Each townhome building will be three stories high, with a two-car garage and a driveway that accommodates two cars.

In addition to the residential buildings, Arbor View is currently designed to have three "unique open spaces," per village documents. This includes an outdoor public space at the intersection of School Street and Spencer Avenue that would be dedicated to Lisle Park District or the Village of Lisle.Pedestrian trails are planned for the east side of the development, with storyboards that illustrate the history of the village.
Arbor Station's site is located east of Family Square plaza. A developer recently acquired the long-vacant plaza and hopes to revitalize the shopping center.
In addition to the residential units, the 4.6-acre site will include a lot on Ogden Avenue designated for commercial use, per village documents. The village's planning commission had requested Arbor Station's total townhome units be reduced to 62 to allow for a larger commercial site.
While petitioners did not change the number of proposed townhomes, they have agreed to increase the commercial lot's size from 18,360 sq. ft. to 24,494 sq. ft.
The village board meeting is set for Dec. 15 at 7 p.m. at Lisle Village Hall.
