Public Hearing Planned For 66-Townhome Development In Lisle

LISLE, IL — A public hearing planned for Sept. 24 to discuss a proposal for a townhome and multifamily unit development comprising 66 dwelling units in the 4700 block of Center and Spencer Avenues and in the 900 and 1000 blocks of School Street.

The Arbor Station development's initial zoning requests were continued at the April 16 planning and zoning commission meeting to allow petitioners time to make changes that had been requested by the village. In May, the initial zoning application was withdrawn.

Developers are requesting two zoning amendments, including changing the part of the property that is zoned as central perimeter business district to a residential district. The area is also zoned for a maximum height of two stories; Bridge Street Properties is requesting a zoning change to allow for three-story buildings.

The multifamily units will comprise studio and one-bedroom living spaces, along with a parking garage on the first floor of the building that has space for 34 vehicles. Each townhome will be three stories high, with a two-car garage and a driveway that accommodates two cars.

In addition to the residential buildings, Arbor View is currently designed to have three "unique open spaces," per village documents. This includes an outdoor public space at the intersection of School Street and Spencer Avenue that would be dedicated to Lisle Park District or the Village of Lisle.
Pedestrian trails are planned for the east side of the development, with storyboards that illustrate the history of the village.

The zoning application states that "[The development] is a unique 19-lot consolidation that will remove existing blighted conditions across nearly 2 city blocks. The development will improve the character of Downtown Lisle by creating a new high-end residential community that is consistent with the more urban context of the Subject Property. The new development will add important residential rooftops proximate to Downtown Lisle, consistent with the directives contained with Village’s Comprehensive Plan. "

The site is east of the Family Square plaza. The long-vacant plaza was recently acquired by a developer who hopes to revitalize the shopping center.

The public hearing is set for 7 p.m. on Sept. 24.
