Hanover Estates In Manhattan An Easy Choice For First-Time Buyer

When it came time for Steve Schmidt to purchase his first home, he set out on an adventure researching resale homes and new-home communities in New Lenox and the surrounding areas. While exploring, he came upon K. Hovnanian® Homes’ Hanover Estates in Manhattan and just like that his six-month search was over.
“As my career progressed to where I was financially stable, I realized I was ready to make the big decision—to buy a home,” said Steve Schmidt. “After looking at all my options, I felt that building something brand-new was the way I wanted to go. The timing was right. I discovered Hanover Estates. And everything worked out.”
At Hanover Estates, K. Hovnanian® Homes is offering two series of homes for a total of eight floor plans. Homes in the Classic Series range in size from 2,448 to 3,308 square feet while those in the Traditional Series range from 2,498 to 3,635 square feet. Each two-story has four bedrooms and 2-1/2 baths while the ranch has three bedrooms and two full baths. Base prices, which are subject to change without notice, start from the upper $200s for the Classic Series and the lower $300s for the Traditional Series.
Hanover Estates is ideally situated within sought-after Lincoln-Way Community High School District #210. And while Manhattan maintains its quaint, small town charm, residents are just a few miles from everyday conveniences, recreational amenities, and even expressways.
In fact, it was Hanover Estates’ location near three major interstates that drew Schmidt to the community. His profession as a pipe fitter means that although his company is based in Addison, he frequently travels throughout the suburbs and even into the city for work.
“Living here, I’m less than a 15-minute drive from both I-80 and I-355, which makes commuting to job sites easy,” said Schmidt. Interstate 80 also connects with Interstate 57 for times when he has to drive into Chicago.
Moving from Orland Park, Schmidt appreciates the quiet nature and rural ambiance of Manhattan—quite the departure from the hustle and bustle of his previous hometown. He also appreciates the large homesites at Hanover Estates, which he found to be significantly larger than in other new-home developments.
On his big homesite, Schmidt built a Betony because it offered such an outstanding value.
“This particular home is very large for the price,” he explained. “There are no hallways—every single square inch of this house is usable space.”
From K. Hovnanian® Homes’ Classic Series, the Betony is a 2,693-square-foot two-story with four bedrooms and 2-1/2 baths. The main floor boasts an open concept layout where the living and dining rooms flow into each other. An arched opening connects the formal space with the family room, which then leads into the casual dining area and kitchen. A pantry provides plenty of storage and Schmidt enjoys the “oven wall” where the range and stove are topped by a microwave oven. A dishwasher also is included; however, Schmidt upgraded to 42-inch cabinets. He also opted for the center island.
“The island gives the kitchen more work/meal prep space but it also serves as a focal point for the room and a gathering place,” he said. “The kitchen is my favorite room in the house.”
Upstairs in the Betony are four bedrooms plus a spacious loft. The laundry room is on the second floor, too.
In the owner’s suite, the luxury bath is also a favorite with Schmidt.
“I feel like I’m in a five-star resort in my own home,” he said. Next to the bath is a walk-in closet, which Schmidt says is nearly the size of one of the other bedrooms and he anticipates filling it up quickly.
The Betony comes with a three-car garage included, a feature that Schmidt finds beneficial. He also added a full basement—an upgrade from the standard partial basement.
As a first-time buyer, Schmidt admitted that he was a bit intimidated when he began the homebuilding process. However, the staff at K. Hovnanian® Homes quickly put him at ease. Everyone from top to bottom—the sales consultant, selections coordinator, construction manager, and even the financing team—was extremely helpful and walked him through the process step by step.
“Overall, it was a fun and enjoyable experience,” he said. “I thought it would be much more difficult than it actually was.”
He also was impressed with the quality of the finished home and the timeframe in which it was completed.
“I signed the contract on Cinco de Mayo and moved in the week after Thanksgiving,” he said. “I certainly had a lot to celebrate.”
Home shoppers can see first-hand the quality construction and livable home designs at Hanover Estates by touring two decorated models. The community is located on the east side of Cedar Road approximately three miles south of Laraway Road in Manhattan.
