St. Charles, Geneva 4Q 2012 Home Prices Up, Batavia's Dip

Campton Hills and West Chicago also saw slight losses in the fourth quarter of 2012 prices from a year earlier.

Median home prices in St. Charles and Geneva saw slight to modest increases in the fourth quarter of 2012 compared with the same quarter a year earlier, according to an interactive map put together by Crain’s Chicago Business.


The indexes for St. Charles ZIP 60174 shows the median price of a single-family home in 2012 was $233,000, up 1.6 percent from a year earlier, but down 25.7 percent from five years earlier. The 2012 price is the equivalent of the median price of homes in 2000.


In ZIP code 60175, which includes St. Charles’s West Side and Campton Hills, the median price of a single-family home in 2012 was $373,000, down .6 percent from 2011 and down 25.4 percent from 2007. The 2012 median price is the equivalent of prices in 2000.

In Geneva’s 60134 ZIP code, the median home price was $315,000 in 2012, up .3 percent from a year earlier but still down 21.7 percent from five years earlier, the map shows.


West Chicago, whose 60185 ZIP code is just east of St. Charles and Geneva, recorded a median single-family home price of $209,000 in 2012, down just .2 percent from 2011 and down 28.1 percent from 2007. The median price was equivalent to prices in the first quarter of 2001.

Batavia saw a median single-family home price of $239,000 in 2012 in its 60510 ZIP code. That’s a .3 percent drop from a year before and 22.4 down from prices five years earlier.


The map, which features single-family home price indexes by Case-Shiller CoreLogic, allows users to search out median home prices by ZIP code to see the median home price for the area, the one-year change in prices, the five-year change in price, and the year in which today’s price is equivalent.

Case-Shiller CoreLogic’s indexes showed increases in 185 of 240 ZIP codes in the Chicago area, according to Crain’s Chicago Business.
