Shopping Center Sold For 1st Time In 64-Year History In Middle River: Reports

This Baltimore County shopping center was sold for the 1st time ever. Built in 1960, the plaza is anchored by a family-owned grocery store.

MIDDLE RIVER, MD — Middle River's Hawthorne Plaza was sold for the first time in its 64-year history, multiple reports said this month.

The Daily Record and citybiz first reported the news on Sept. 6, saying Hawthorne Inc. sold the shopping center for $6.4 million to Rockpark Group with Redwood Capital Group. The publications said Neuman Commercial Group represented the buyer, and Thornhill Properties Management represented the seller.

"We waited patiently, and when we got to the price [the owners] wanted, we ended up selling," Hunter Brewer of Thornhill Properties, told the Baltimore Business Journal.

Built in 1960 at the signalized Eastern Boulevard and Kingston Road intersection, Shopping Center Business said the plaza spans 69,582 square feet.

Citybiz said 10 tenants occupy 98% of the property, with storefronts ranging from Family Dollar and ExoticHaus Furniture to a pharmacy and a pizzeria.

The Daily Record said Geresbeck's, a family-owned grocer that also has stores in Glen Burnie and Pasadena, has anchored Hawthorne Plaza since it opened in 1988.

"The grocer is kind of a hidden secret. It's doing incredibly high sales volume, drawing from a much larger trade area than most other local grocers, and even outperforming some much larger chains," Neuman Commercial Group Principal Gil Neuman told the Business Journal.

An average of 38,000 vehicles pass the shopping center daily, The Daily Record reported. Citybiz said about 49,000 people live within a 2-mile radius and roughly 176,000 live within 5 miles.
