Coolidge Corner Could Get a 21-Story Tower

BROOKLINE, MA — Meet "The Coolidge."

Reported this week in The Boston Globe and detailed in documents published by the town, the 21-story tower is being pitched at 8-10 Waldo Street, just off Beacon Street and near the corner of Pleasant and John streets. There, it would replace what the developer's pitch describes as "two dilapidated parking garages."

As proposed, the Coolidge Residences at Brookline would contain:

  • 20 stories of residential
  • 3 levels of garage
  • 320 apartments: 7 studios, 181 one bedroom units, 94 two bedroom units, 32 three bedroom units, and 6 four bedroom units
  • 64 affordable for units for residents at 50 percent of Median Family Income, adjusted for household size
  • 21,000 square feet of landscaped open space behind the building.

Monthly rent for market-rate units would start at $2,586 for studio apartments, and up to about $13,500 for a four-bedroom, according to developer Chestnut Hill Realty's proposal.
