Mass. 2nd Highest Priced Housing Market, Medford on Lower End for Bay State

Medford's housing prices may not be the top in the area, but Massachusetts has some of the highest prices in America.

In this year's recently released edition of Coldwell Banker's national Home Listing Report, the typical four bedroom, two bath home in the Medford is $423,170, which ranks the town the 68th out of 116 cities and towns on the list.

The Bay State, however, ranks the second highest in the country, with an average listing price of $489,063—behind only Hawaii's $742,551 but ahead of California's $431,625.

The study looked at 2,479 communities around the country. The average listing price for a 2 bedroom, 2 bath home in the US was $292,152.

Coldwell Banker HLR study provides a snapshot of the average listing price of four-bedroom, two-bathroom homes across the country. This year’s report analyzes more than 72,000 home listings in more than 2,500 U.S. markets, comparing the listing prices of similar homes in markets across the country from January 2012 to June 2012, according to Coldwell Banker.

In Massachusetts housing prices Weston leads the way, with a four bedroom, two bath home in Weston now selling on average for $1,105,692. That places the toney town as the U.S.'s 13th most costly single-family market.

Medford sits between North Attleboro, with an average price of $429,181, and Bourne, which has an average price of $417,170. Nearby communites on the list include Malden ($320,417), Stoneham ($432,919), Arlington ($578,782), and Somerville ($605,817).
