Medford House Sales Up For Jan. Over '12
One more house sold in January in Medford this year than 2013, three fewer condos sold.

Sales of houses in Medford were up slightly in January 2013 compared to the same month in 2012, according to the latest figures from The Warren Group.
In January, Medford saw 16 single-family houses sold, up from 15 in January 2012. Meanwhile, the city saw nine condos sold in the same month, down from 12 during the same month a year ago.
Median home price sales made a major leap in January over the same month in 2012. They were $427,500 last month, compared to $280,000 in January 2012, an increase of over 52 percent.

Median condo prices were down just over 5 percent, from $275,000 in January 2012 to $260,000 last month.
The Warren Group said home sales for Massachusetts were up over 10 percent in January 2013 from January 2012.

A total of 2,680 homes sold in the Commonwealth last month, up from 2,436 in the same month a year ago.
"We ended 2012 on a pretty positive note, and this is carrying into January," said Timothy M. Warren Jr., CEO of The Warren Group in a release. "Recent pending sales data are a hopeful sign for a strong spring market. And given low mortgage rates and steady prices, there are positive signs that 2013 will be a second year of recovery."
Median sale prices rose 6.8 percent in January to $277,750, up from $260,000 in January 2012, according to The Warren Group, representing the highest median home price for January in three years.
