Flood Hazard Area Ordinance Changes to be Discussed by Zoning Board

The Zoning Board of Adjustment will be discussing flood hazard area ordinance changes on Monday, March 4 at 7 p.m.

Several residents have gone before the zoning board seeking variances to raise and rebuild their Sandy-damaged homes.

"With the new potential building codes for building in a flood plane, the height requirements restrictions that are on our books are going to create a problem for new construction in certain areas," zoning board member Ed Scanlon said at a recent Committee meeting.

Those residents who are looking to elevate their homes have to go to the zoning board because their proposed plans exceed height requirements, Scanlon said. One resident appeared before the board for an additional six inches.

It's likely the board will grant these residents approval due to the circumstances, he said. So far, all residents who have gone to the board received approval. But it's a very expensive process, he said.

"They'll only probably be within a foot or two of what would be within the current code but it's something that you might want to visit as a Committee," he said.

Township attorney Lauren Staiger said she could provide the township with a sample ordinance.

The township will also eventually have to adopt an ordinance that reflects the FEMA advisory flood maps, which were adopted by the state in January.
