LAWRENCEVILLE, NJ - It looks like the Township Council is all set to adopt a new redevelopment plan on Tuesday.

Based on the Council agenda, during Tuesday's meeting, a final reading and adoption of the 3131 Princeton Pike Redevelopment Plan is scheduled.

The plan aims to revitalize the aging office development with new uses and development options
that better respond to market conditions appropriate for the site.

The Princeton Pike Office Park includes 275,000 square feet of office space spread across six buildings. While one of the office buildings is vacant, others are partially occupied. The office park was built in 1970.

The six buildings on the lot have been experiencing significant vacancies for the past six years. In 2021, 42 percent of the buildings were vacant, according to data provided by the Municipal Assessor’s office. Since 2019, the assessed value of the site has also decreased by over $12 million, the study noted.

During a presentation held a few months ago, the developer presented his vision for the office park, which would include 17,000 square feet of retail space and 204 rental apartments.

The redevelopment plan includes creating a new neighborhood center for residents and employees of the site and surrounding offices and residential uses, that is an alternative to the commercial uses along Route 1.

The developers hope to create an "inviting and vibrant social space" through a pedestrian plaza anchored by the mixed-use development.
