'Major Subdivision' In Mahwah To Re-Establish Lot Lines From 1929
A site plan for a major subdivision approved by the Mahwah Planning Board earlier this week would alter lot lines based on original records.
MAHWAH, NJ — A site plan for a major subdivision that would, in essence, re-establish lot lines based upon original records from the 1920s was just approved unanimously by the Mahwah Planning Board at Monday's meeting.
The applicant, 37 Island Road, Mahwah, LLC, which now owns the subject premises, was represented by attorney Bruce Whitaker, of McDonnell and Whitaker. He said that the request was to re-subdivide the land to create four discrete parts of 5,000 square feet that had merged over the years into two lots in the area of Island Road and Mountain Avenue.
The applicant sought a variance to increase the lot size to add grass pavers, or impermanent parking spaces, to make driveway turnarounds, so that cars will not need to reverse out onto Island Road, which is a county-owned road. This was to comply with a county requirement.

As part of construction, the applicant will be installing 112 linear feet of new sewer line extending, which makes this a "major subdivision," Tibor Latincsics, owner of engineering consultant Conklin Associates, said at the meeting.
Also, the applicant sought a permit application, which will require a public hearing, for moving soil in an amount exceeding 1,000 cubic yards.

Board granted approval on conditions that the applicant would provide protection for a fire hydrant at the end of Mountain Avenue, and some type of slope protection off to the east of Mountain Avenue; these conditions were added at the request of township engineer Michael Kelly.
