MANCHESTER, NJ — The Manchester Township Council is scheduled to hold a public hearing on an ordinance that would set rules for building houses on undersized lots within the township.

The ordinance is part of the agenda for Monday's Township Council meeting, set for 6 p.m. at town hall, 1 Colonial Drive, Manchester.

The agenda, posted online, also includes the second reading of an ordinance updating fees for the township's beaches for 2024, and a resolution setting recreation program fees for 2024.

The ordinance addressing small lots specifies changes for lots in the R-10 zone, where there are a number of small lots that were defined decades ago and are undersized under the current zoning rules.

It would establish additional requirements and restrictions, including limiting building height to a single story for homes on lots that have less than 50 feet of frontage or 1.5 stories for those under 90 feet of frontage, along with barring basements on new construction in Pine Lake Park.
