5-Story Apartment Building Proposed For Morristown
Cohome Inc. has proposed to build a mixed-use building on Maple Avenue in Morristown.
MORRISTOWN, NJ — This week, the Morristown Zoning Board heard the initial concept plan for a proposal to build a new mixed-use building in town.
The applicant, Cohome Inc., which manages special needs housing at the new Max on Morris apartments, has proposed a five-story structure at 1 and 1.5 Maple Avenue.
The site is currently developed with two residential units above the ground-floor retail space, as well as a separate commercial building that is occupied by a nail salon.

Cohome Inc. has proposed to demolish both existing structures and build a single structure with residential units above 2,090 square feet of street-level commercial and retail space.
The project will necessitate use variances for the number of floors, building height, and density, as well as additional variances for setbacks and parking, 12 residential spaces to be reserved at the Dalton garage on Cattano Avenue, and seven design waivers.

According to town officials, the space only permits four stories, and Cohome Inc. intends to construct a five-story structure.
The proposed site is also close to the Ann-Bank Parking Garage and across Maple Avenue from the DeHart Street Parking Garage. The Morristown Parking Authority previously provided historical parking counts to determine the general parking availability within the garages.
The DeHart Street Garage has a reported capacity of 706 vehicles, while the Ann-Bank Garage has a reported capacity of 495 vehicles. The maximum occupancy in the Dehart Street Garage was 629 vehicles at 6 p.m. during the two parking count periods.
The Ann-Bank Garage reached its maximum occupancy of 408 vehicles at 2 p.m.
The Morristown Zoning Board will hear additional testimony on the site plan in February 2024.
