Variances Sought by Hekemian for Development of United Water Property

Answers to questions regarding what variances are being sought by Hekemian from the Zoning Board of Adjustment.

The Planning Board's denial of a developer's application asking for  moves the approval process to the Zoning Board of Adjustment.

The application was denied on the grounds that the developer, Paramus-based S. Hekemian Group, needed a "D" variance, which is required when an applicant seeks a change in land use and if the proposed height of the buildings exceed the town's requirements. In the case of the United Water property, Hekemian is seeking to have the use changed from residential to mixed-use.

Whereas the Planning Board hears site plan applications and sub-divisions, the Zoning Board of Adjustment always hears site plan applications that require "D" variances.

In order for Hekemian's site plan application to be approved as it is filed, he must seek approval from the Zoning Board of Adjustment for five variances:

The Zoning Board of Adjustment meeting regarding these variances is scheduled for Tuesday, Feb. 14th at 7:30 p.m. in the council chambers of Borough Hall. The meeting is open to the public.
