Developer Plans To Build Apartments At This Princeton Office Space

The property owner wants to build four apartments on the second floor of the building on 14 North Harrison Street.

PRINCETON, NJ — This week, Princeton Planning Board will be hearing an application from a developer who aims to convert an office space into mixed mixed-use building.

R.B. Homes Builders LLC has filed a minor site plan application with variance for its proposed second-floor office conversion to apartments.

The site is located at 14 North Harrison Street. Merrill Lynch had rented the entire three-story building after 2010 office building use approval. When the lease was renewed, Merrill Lynch opted to rent only the third floor for office space.

The property owner seeks a change of use from office to mixed-use, and convert the second-floor space into four market-rate apartments — three two-bedroom apartments and one studio unit.

“Residential uses are permitted in the Residence-Office zone,” according to a memo to the Planning Board.

One of the 16 existing parking stalls in the northeastern corner is to be removed, its curb extended, and topsoil restored.

An outdoor two-bike loop will provide short-term parking. Four long-term, covered bike spaces are accounted for within the existing building and achieved using two, two-bike loops.

The planning board will hear the application on Thursday.
