Bed-Stuy Board Mulls Apartment Complex For Local Industrial Lot
Community Board 3 members approved of plans for a new Park Avenue apartment building with a caveat: it needs more affordable units.

BED-STUY, BROOKLYN — A developer wants to build a new building in an industrial site in Bed-Stuy, a move that has the local community board's approval, if they offer some units at a more affordable price.
At a community board meeting Monday night, representatives of 446-448 Park Reality Corp presented a request to extend an adjacent residential zoning to their Park Avenue lots currently located in a manufacturing-use zone.
The rezoning from an M1-1 to a M1-4/R6A would allow the developer to build a six-story, 11 unit building on what is currently two vacant lots. Three of the units would be affordable under Mandatory Inclusionary Housing.

While members of Community Board Three asked questions about parking, as the M1-4 designation would remove the need for parking requirements, the main sticking point was which level of affordability those three units would be assigned.
At an earlier housing committee meeting, the rezoning was approved with a restriction that because only three affordable units were in the project, they must use the first AMI option of 60%, making the one and two bedroom units available for household incomes of about $56,000 and up to $64,00.

The board voted 23 in favor, with nine against.
