New Warehouse Comes To Abandoned LI Site: Here's The Details
Rumors have been swirling that a new warehouse on Long Island will be an Amazon distribution center, but officials said it has other plans.

DEER PARK, NY —Despite community speculation that Amazon will occupy a new warehouse being constructed on Long Island, officials have told Patch that the e-commerce giant will not open its doors at the long-abandoned site.
The former Pinter Brothers truck depot at 377 Carlls Path behind the Deer Park Post Office is currently being replaced with a massive warehouse constructed by Thor Equities, a global real estate investment company that acquired the property in 2023, Town of Babylon officials told Patch.
"It is not Amazon," said Ryan Bonner, Town of Babylon Director of Communications. "Interest has come from several local businesses with 30,000 to 50,000 square feet of needs in storage, logistics and related light industrial uses."

In a document Bonner shared with Patch, construction on the "long-vacant and blighted" site is expected to be complete in "September or October 2025." Demolition and foundation work of the old structure was finished last year, the document said.
The new warehouse will measure around 310,500 square feet—or about seven acres–and will feature 9,000 square feet of office space and 369 parking spots on a 19.1-acre parcel of land.

According to the doc, the $112 million private investment will prompt an "estimated property tax jump" from $497,000 in 2024 to $1.4M projected in 2025.
In addition, the construction is expected to create 60 full-time and 20 part-time permanent jobs, and 400 full-time and 110 part-time construction jobs with salaries ranging from $30,000 to $100,000.
When it comes to infrastructure impact, officials said a traffic impact study conducted by Creighton Manning Engineering and independently reviewed by Cameron Engineering concluded that "the development will not cause any significant traffic impacts."
The new build will not require any intersection modifications, existing driveways on Carlls Patch will remain as-is and it's expected to generate fewer than 65 peak-hour trips.
According to the building's project page, it's located in a "prime location" that serves a population of around 3 million people across Suffolk and Nassau counties. The company said it "boasts excellent connectivity to major transportation routes" and is located only 3.5 miles from the Long Island Expressway and three miles from the Southern State Parkway, "ensuring easy access for distribution, logistics and commuting."
Patch reached out to Thor Equities representatives, who were not immediately available for comment.
