CB3 Committee Approves Condos For East Village Gas Explosion Site

The two lots were leveled in the 2015 East Village gas explosion, which injured 19 and killed two.

EAST VILLAGE, NY — The landmark committee of Manhattan's Community Board 3 voted this week to approve a seven-story condo building in the first of several steps to replace the site of the 2015 East Village gas explosion that killed two and injured 19.

Plans call for the Morris Adjmi Architects-designed building on Second Avenue and East Seventh Street to have 21 apartments from one through three-bedrooms. Renderings show a gray brick building with floor-to-ceiling windows and large corner windows.

Amenities will include a fitness room, a common terrace and an outdoor recreation area. A retail space is also planned for the ground floor level, according to building plans.

Two lots make up the project and were purchased for $9.15 million in 2017, according to property records. Permits were filed in February for the replacement, which will be helmed by Nexus Development.

The third lot that was razed during the explosion, at 123 Second Avenue, sold for $6 million in 2016, but at the moment there are no plans for that parcel.

The City’s Landmarks Preservation Commission will have to review the proposal because the lots are located within the East Village and Lower East Side historic district.
