Housing Lottery Opens For New Gowanus Apartments; Studios Going For $833 Per Month

Here's how much you need to make to be eligible, and how to apply if you are.

GOWANUS, BROOKLYN — Anyone looking for another chance to live on the Gowanus Canal for relatively cheap has another chance to do so, as long as they meet certain income requirements.

The housing lottery has opened for 56 apartments 363 Bond St., the second building in a sprawling, luxury apartment complex on the toxic canal's waterfront.

Affordable housing is available for studios, one-bedroom and two-bedroom apartment units in the 12-story tower. To be eligible to apply, people or households have to make 60 percent of the Area Median Income.

Here's what that means:

  • Anyone looking to snag one of the 20 studio apartments for $833 per month studio must make between $29,897 and $38,100 per year.
  • The 23 one-bedroom units for $895 per month are available to a single person making between $32,057 and $38,100 per year or two people making between $32,057 and $43,500 per year.
  • The 11 two-bedroom apartments are available for $1082 per month for a couple making between $38,503 and $43,500 per year, a three-person household making between $38,503 and $48,960 per year or a four-person household making between $38,503 and $54,360 per year.

The building has a lobby that's attended 24 hours a day, and each unit has its own washer and dyer. Other amenities such as bike storage, swimming pool use, and the resident lounge are available for an extra fee.

Half of the units will go to people who live in the area covered by Community Board 6. The lottery will be open through May 19, 2017.

It's unclear exactly how much the 268 market-rate apartments in the tower will go for. But at next-door's 365 Bond St., they weren't cheap.

Studio apartments went for $2,382 per month, while one-bedrooms started at $2,991 per month. Two-bedrooms rented for at least $5,215 per month, and two-bedroom "townhomes" went for $6,457 per month.
