EAST HARLEM, NY - A new affordable housing lottery opened in East Harlem for residents making under $200,000.

Once the site of a neighborhood baseball field, 50 East 112th St., a new 348-unit building just two blocks from Central Park, opened its lottery to households bringing in an annual $19,646 to $192,610.

Developed as part of the larger Sendero Verde mixed-use complex in East Harlem, the new construction features an outdoor terrace, fitness center, community room, computer room, bicycle storage, package lockers, free in-unit access to broadband internet and on-site laundry.

All units will be subject to rent stabilization. Studios are listed for $498, $922, $1,134 and $1,834 for households making 30%, 50%, 60% and 110% of Area Median Income, respectively. You can check your AMI here.

One, two and three bedroom units are also available, ranging from $632 to $3,169 depending on household size and AMI.

Households of between one and seven people are encouraged to apply. Tenants will be responsible for electricity, including electricity for cooking.

5% of units will be set aside for those with mobility impairments and 2% of units will be set aside for those with vision/hearing impairments. 50% preference for units will go to existing community board residents; 5% preference for units will go to New York City employees.

Designed by Handel Architects and developed by Jonathan Rose Companies, L+M Development Partners, and Acacia Network, the Sendero Verde complex is slated to create over 700 units of affordable housing for low- to moderate-income households, as well as the formerly homeless.

The buildings, which also include a 15-story tower at 60 East 112th St. and a ten-story building at 75 East 111th St., are poised to be certified to Passive Housing energy standards and consume a “small fraction of energy” for heating, cooling and ventilation, per its website.

The complex will also make use of its vast community space with senior and youth programs, educational facilities, local nonprofits, arts and culture events and more.
