Empty in Lindenhurst: The Old Movie Theater & Former MarineMax

A sure sign of the tough economic times is the number of For Sale and For Rent signs you see in the Village and North Lindenhurst.

If you go down Wellwood Avenue, Sunrise Highway, Hoffman Avenue, Montauk Highway or other major roads in the area, residents are sure to find a few.

During the next few months Lindenhurst Patch is going to some of those properties and ask you what you'd like to see in there.

The purpose is to foster discussion in the community on what can, should and could be done to rehab these vacant spaces.

This week Patch is looking at the space formerly occupied by the old Lindenhurst movie theater and in more recent years MarineMax.

Last year a rezoning application associated with the plans for a CVS/pharmacy to be built in that space was submitted to the Village's Planning Board by local developer Matrix Realty Associates.

However, the plans were in Spring 2011, and the application was rescinded, continuing to leave the site empty.

The called for rezoning part of the three-property-plot of land currently occupied by the old movie theater, an adjacent private residence and the adjacent law firm owned by Steve Kretz, whose firm had also been representing the project.

The initial rezoning request would’ve landed with those plans in front of the Village board, where, at the time last year, the prospects didn’t look good since Mayor Tom Brennan and possibly two other unnamed board members would vote against it.

“I made a commitment eight years ago that there would be no drug store there. So if it comes in front of me, I’m voting against it,” .

Since then nothing has come of those initial plans.
