Massapequa Park Ranked Top Place To Live In New York

The report published by U.S. News & World Report factored in average income, rent, home value and commute time, among other variables.

MASSAPEQUA PARK, NY. — The new year is already shaping up to be a positive one for Massapequa residents, as Massapequa Park topped the U.S. News & World Report’s list of the top places to live in New York for 2025-26.

The news outlet ranked New York municipalities on several factors, including commute time, cost of living, household incomes, population, traffic and weather. The village received a rating of 6.1 on a 10-point scale, scoring below average on housing costs compared to average income and above average in terms of job availability. U.S. News reported that Massapequa’s average household income outpaced the national average by $97,000, with an unemployment rate almost a whole percentage point below the national average.

For singles, the U.S. News report said, there might be slimmer pickings in Massapequa than elsewhere: Only 39.1% of the village's population is single, according to the report, a number that places below the national average.

The top five in the U.S. News rankings was rounded out by Greece, Hicksville, Cheektowaga and White Plains, while Lindenhurst (No. 10) rounded out the list of Long Island locales in the top 25. As for New York City, the “Big Apple” placed 24th in the U.S. News rankings, receiving a score of 0.2 out of a possible 10 in U.S. News’ “Value Index,” which compares average household income to the average cost of housing.

Massapequa's ranking places it 140th on the U.S. News list of best places to live in the country, topped by John's Creek, GA.
