Greybarn Apartments Planned For East Patchogue 'Overlay' District
The high-end apartment complex is awaiting approval, the first project in the area that was rezoned last year to encourage revitalization.

EAST PATCHOGUE, NY—A stretch of East Patchogue on Montauk Highway from Route 112 to Conklin Avenue was rezoned last year into an "overlay" district, to encourage development in an area with vacant lots and businesses. Now, the first major project is close to approval: Greybarn Patchogue would be a three-story market-rate apartment building, replacing the shuttered Mediterranean Manor catering hall.
Rechler Equity Partners submitted plans for 91 apartments and if they receive approvals in time, will begin work on the site this year, according to Newsday. The developer would purchase seven total properties adjacent to the catering hall at 303 E. Main St.
Brookhaven Town Councilman Neil Foley said that GreyBarn Patchogue will set aside 312 E. Main St., as an art space donated to the Patchogue Arts Council. Ten percent of the planned apartments will be affordable units. The recently-completed Greybarn in Amityville gives a general idea of the look and feel of the Patchogue project, the developer said.

Another developer, G4, has also submitted plans for the site of the razed Plaza Theatre. The plans are for a two-story residential building with a public park in front.
