Toast + Kitchen Coming To Station Yards AT Ronkonkoma LIRR

RONKONKOMA, NY — The local eatery Toast Coffee + Kitchen is set to open a new location at the mixed-use development near the Long Island Rail Road's Ronkonkoma location, Station Yards, developers of the project say.

The eatery, which recently signed a lease, promises to bring a blend of artisanal coffee and upscale breakfast and lunch offerings in 5,004 square-foot space across the street from the train station.

Once complete, Station Yards will include 1,450 apartments, 195,000 square feet of retail space, and 360,000 square feet of office space, and a public plaza.

Toast joins other local businesses such as Great South Bay Brewery and Lucharitos.

It has other locations in Patchogue and Port Jefferson.

The agreement was facilitated by Allen Boulos, Richard Cardona, Matthew Sullivan, and Scott Schneider of Patchogue's Evernest Commercial Real Estate.

Station Yards developer, TRITEC Real Estate Company, was represented by Steven Orazio, Maria Valanzano, and Jake Horowitz of Colliers.

Broker and Founder at Evernest Commercial Real Estate, Allen Boulos, has deep roots with
Toast and its founder, Terry Scarlatos, according to TRITEC.

Boulos said, "As someone who worked at Toast and with Terry and his family for 15
years, I can't think of a better brand and a better person who embodies what TRITEC is building
in Ronkonkoma and across Long Island. Terry has created a brand that is more than just amazing
food and coffee. Toast is a feeling of community, culture, art, and originality, and TRITEC is also
creating these feelings across Long Island. This partnership is a match made in heaven."

Evernest agent Ricky Cardona, who is familiar with the Toast ethos, having worked alongside
Boulos and Scarlatos, said, "Seeing the Toast brand flourish the way it has—the way
