Westchester County, NY June 8, 2023. Christie’s International Real Estate Group
Westchester|Hudson Valley announced the sale of “Villa Nuits” for $5.8 Million by Danielle Reese, Associate Broker in the Scarsdale Sales Gallery, who represented the buyer of this magnificent property. The home’s sale resulted in the third highest price realized in Irvington on record and the highest price in all of the Rivertowns in the past 12 months. “I am very proud to have represented the buyer in the sale of this spectacular property, one with such a wonderful provenance. Built of limestone in the Italianate style popularized in 19th Century America, this iconic, Gilded Age Hudson River estate, has long been considered to be among the most beautiful in Westchester County,” said Reese. “Thank you to Carolyn Joy and Rory Tishelman with Houlihan Lawrence for the collaboration.”
Located at 2 Clifton Place in Irvington, this elegant home with over 12,000 square feet of living space boasts nine bedrooms, eight full baths and three half baths and is surrounded by approximately 4.78 rolling acres with beautifully landscaped sprawling grounds and winter river views. Villa Nuits was built in the early 1850s by a wealthy, dry goods merchant and importer from France named Francis Cottenet and was designed by European-trained, Detlef Lienau. After Cottenet’s passing in 1884, the home was briefly owned by Cyrus W. Field and John Jacob Astor III. Both Field and Astor ensured the house survived by pouring money into repairs and upgrades. Fortunately, neither significantly altered Lienau’s design of the exterior.

The property was listed in the National Register of Historic Places in 1977, before its sale by the
Schmelzel descendants in 1980. The movie lore of the house appears to begin with Martin Scorsese’s 1993 ‘Age of Innocence.’ with a quick scene that takes place in the interior of the glass conservatory with stars Winona Ryder and Daniel Day-Lewis. Under the current owners, who bought the property in 2000 and completed their own modern upgrades, it continues to be used as a film and photo location. In 2016, it served as a shooting location for the film ‘The Wilde Wedding’ with Glenn Close.
With the unrivaled combination of its prime location in Greater Manhattan’s charming town of Irvington, rich history, and rare beauty and allure both inside and out, it is evident that Villa Nuit’s new owners will blissfully continue the property’s historical legacy.
“We would like to congratulate Danielle on this record sale – she was able to leverage unparalleled luxury service and connections to successfully procure a qualified buyer,” said Ilija Pavlovic, President and CEO of Christie’s International Real Estate Westchester | Hudson Valley.
