$137M Renovation Coming To 3 Washington Heights NYCHA Developments
The Audubon Houses, Bethune Gardens, and Marshall Plaza developments will all be receiving upgrades over the next three years.

WASHINGTON HEIGHTS, NY — A massive renovation and upgrade project is coming to three NYCHA developments in Washington Heights.
Last week, NYCHA finalized a financing deal with the New York City Housing Development Corporation to complete a $137.6 million renovation for 862 residents living across 557 apartments in the following three developments.
- Audubon Houses: 1909 Amsterdam Ave. (Between West 154th and 155th streets)
- Bethune Gardens: 1945 Amsterdam Ave. (Between West 156th and 157th streets)
- Marshall Plaza: 1970 Amsterdam Ave. (Between West 157th and 158th streets)
“On the heels of an incredibly successful year improving the homes of tens of thousands of NYCHA residents through the PACT program, I am excited to kick off 2023 by delivering the same kind of critical improvements for hundreds more in Upper Manhattan,” Mayor Eric Adams said in a news release.

The project will include fully renovated apartments with new doors, windows, flooring, kitchen appliances, and baths. There will also be building interior and exterior ground improvements with new energy-efficient windows, new trash compactors, new security cameras, new elevators, new laundry rooms, and upgraded community rooms.
“Residents at Audubon are really looking forward to all of the improvements that will be made,” said Audubon Houses Tenant Association President Wanda Moret, in a news release.

The development team selected to complete the renovation is a collection of Minority and Women-Owned Businesses.
The renovation announcement comes after NYCHA began the initial round of resident engagement in June 2019. The process included virtual and in-person town halls, as well as several presentations of what the changes would look like.
The upgrades and renovations are expected to take three years to complete.
