Here Are The Wash Heights Buildings On The 2022 'Worst Landlord' List

There are 25 Washington Heights buildings that earned the dubious honor of being part of the Worst Landlord list for 2022.

WASHINGTON HEIGHTS, NY — Tenants of 25 Washington Heights buildings have the unfortunate reality of living in properties owned by the 100 worst landlords in New York City during 2022, according to an annual report by the Public Advocate's Office.

Public Advocate Jumaane Williams' office last week released its "Worst Landlords Watchlist," which uses public data on housing violations to highlight the property owners in the five boroughs who keep their buildings in the worst shape.

The list is based on the average number of open violations recorded at each building between December 2021 and November 2022, according to the city's housing department.

Here are the 25 Washington Heights buildings that are owned by a collection of the 100 worst landlords in NYC, according to the Public Advocate's Office.

  • 705 W. 170th St.: Landlord - Jonathan Santana - 306 average violations
  • 100 Audubon Ave.: Landlord - Shaul Koplowitz - 256 average violations
  • 495 W. 186th St.: Landlord - Richard Nussbaum - 251 average violations

Huang was the landlord whose name appeared the most of any in Upper Manhattan, as he oversees seven Washington Heights buildings that earned a spot on the Worst Landlord list for 2022.

As Patch previously reported, the four worst ranked property owners in New York City all own buildings in Washington Heights or Inwood.

Santana's building at 709 W. 170th St. had the 18th highest number of violations of any privately owned property in New York City during the studied time period.

"This year’s #1 worst landlord, Jonathan Santana, had more open violations than any other landlord in the history of the list, with an average of 2,980 open violations across 15 buildings on the watchlist – more than double the average number from last year’s worst landlord," Public Advocate Williams tweeted.

The Public Advocate's office releases the "worst landlords" list every year as a watchdog measure.
