The 7,000+-square-foot property was originally purchased by the sellers – a married couple in the mortgage business -- in July 2021 for $13M.

According to the exclusive agent on the sale, Nicole Gary, Licensed Associate Broker, Keller Williams NYC, the sellers see an opportunity in the townhome market because there is a shortage of turn-key townhomes downtown.
“Townhouses over 20 feet wide measuring over 7,000 square feet are rare, and ones that have been gut renovated and can be delivered with the highest-end custom modern finishes are non-existent in today's real estate market,” she explains.
Gary details that the sellers put a lot of thought and effort into designing every detail of this home to making it their own, from the pool in the backyard where one can swim against the current, to even having an outlet in the closet for the Dyson to charge.
“The buyer will be someone who does not want to spend the time to redesign their space and will appreciate the value in having every detail and finish already thought out and delivered to them so they can move right in,” she adds. “The canvas is completely neutral so it will appeal to most. Gary believes this project may be a record breaker. For context: a townhouse at 22 Bank Street that measures 3,850 square feet and is 19 feet wide is on the market right now for $26M which is $6,753 per square foot. It is not as updated or modern as 122 Waverly. It does not have nearly as many upgrades as 122 Waverly and there is no option to buy it fully furnished with custom furniture built for the home.
This is not the first large renovation project and home sales the sellers have tackled. They have renovated multiple properties and sold them successfully in California and Florida.
