These PA Counties Saw The Largest Recent Home Price Increase

On average, home prices are up 3.5 percent over the past year in Pennsylvania, and homes go to pending in 8 days according to Zillow data.

PENNSYLVANIA — A hot real estate market has not cooled down in Pennsylvania these last few months, with prices continuing to tick up around the state and homes going to pending in just over a week. Prices have gone up recently in a majority of the state's counties, though one northern Pennsylvania county saw prices drop more than 8 percent over the summer.

On average, home prices are $257,268 (up 3.5 percent over the past year) in Pennsylvania, Zillow data shows, and homes go to pending in 8 days.

Every month, the real estate website updates its Zillow Home Value Index, which is a measure of the typical home value and market changes across a given region and housing type. The ZHIV reflects the typical value for homes in the middle of the market, Zillow explained. Housing data released earlier in October was through the month of August.

Patch took a look at price changes county-by-county from May through August, using Zillow data, to see which counties saw the biggest increases — and decreases — in the warmer months.

  • Beaver Co: 5.21 percent
  • Schuylkill Co: 3.93 percent
  • Sullivan Co: 3.62 percent
  • Bradford Co: 3.33 percent
  • Huntingdon Co: 3.25 percent

Here are the counties that saw the biggest decrease:

  • Cameron Co: -8.17 percent
  • Cambria Co: -6.97 percent
  • Clearfield Co: -4.71 percent
  • McKean Co: -2.99 percent
  • Snyder Co: -2.43 percent

And, here are the 10 PA counties with the highest typical home values as of Sept. 1, according to Zillow:

  • Chester County: $511,140.52
  • Bucks County: $462,927.53
  • Montgomery County: $440,896.21
  • Lancaster County: $334,450.61
  • Delaware County: $325,482.62
  • Northampton County: $319,081.54
  • Centre County: $318,721.69
  • Lehigh County: $312,687.72
  • Cumberland County: $306,322.60
  • Butler County: $299,615.31

Chester County is also the county with the largest concentration of high-income earners in the state, Census data shows: 24.7 percent of residents earn more than $200,000 per year, and the median household income in Chesco is $117,232.
