378 Residential Units Proposed With St. Mary's Villa Development
The Mattison Estate held an informational session with residents in Upper Dublin Township recently.
An overview of proposed plans for the residential development at St. Mary's Villa in Upper Dublin Township took place Tuesday, where developers The Mattison Estate listened to concerns from residents.
The Mattison Estate, comprised of Endeavor Property Group, Guidi Homes and The Goldenberg Group, has an agreement of sale on the 45-acre parcel at Lindenwold Avenue and Bethlehem Pike, according to The Times Herald, which is contingent on a zoning change from institutional to residential.
The plan is to preserve the castle, gatehouses, perimeter wall and lake, per the report.
All in all, The Mattison Estate wants to build 378 residential units of varying styles: 34 carriage homes ranging in price from $600,000 to $650,000; 54 townhomes ranging in price from $450,000 to $500,000; four 3-story buildings housing 10 condominiums each at $300,000 to $350,000 and 250 independent-living senior housing apartments, per the report.
One resident was concerned that there would be more than 300 new vehicles would be added with the development. Others wanted the developers to construct single-family homes, which they said wasn't economically feasible, per the article.
Another resident said the development would bring more students to the area elementary schools and impact Upper Dublin School District in a negative way.
