NEWTOWN BOROUGH, PA — Plans for a 3 lot subdivision on North State Street are moving forward following a review and a motion by borough council at its January meeting.

The owner of the property is proposing to improve the half acre lot at 110 North State Street with two new twin homes and the expansion of an existing stone house.

The plan calls for the demolition of an existing garage and several outbuildings at the site and the addition of a new three car garage at the existing house and two car garages for the twins. It also includes a new driveway access onto North State Street.

The bulk of the discussion at council's January meeting focused on maneuverability within an internal parking area, pedestrian sight distance exiting the driveway, building setbacks and a request by the borough for a trail and drainage easement along the Newtown Creek at the rear of the property.

The council voted unanimously to approve preliminary plans conditioned upon council and the developer working out the location of an easement for a future creek trail.

Other conditions include providing an adequate turning radius plan for its parking area, providing a stop sign at the driveway exit for pedestrian safety and HARB setbacks.

Council will consider adopting a resolution to confirm the final language of the conditions at its February work session.
