Lower Makefield Wegmans Development Wins Final Approval
In Lower Makefield, Prickett's Preserve at Edgewood will include a Wegmans, 200 townhouses, retail space and more on Stony Hill Rd.
LOWER MAKEFIELD TOWNSHIP, PA — A planned development including a Wegmans grocery store got the final OK from supervisors in Lower Makefield Township on Wednesday.
The development, named Prickett Preserve at Edgewood, also is expected to bring 200 town homes with a clubhouse and swimming pool, 55,000 square feet devoted to other retailers, a pharmacy and another 35,000 square feet for restaurants and other retail to Stony Hill Road near I-295.
"We appreciate the time and thorough review put forth by the various township staff and their consultants as well as all of the volunteer boards and commissions for the Prickett Preserve at Edgewood," Vince DeLuca, President of DeLuca Homes, said in a written statement. "The Board of Supervisor’s vote to approve the project will deliver a community that promotes a healthy-living environment."

DeLuca and other members of the development team say the development will generate $1.5 million a year in tax revenues for Pennsbury School District and $200,000 for Lower Makefield, along with creating about 400 jobs.
Developers also have committed to spending $7 million on traffic safety improvements in the area and building a pedestrian path over I-295.

"The pedestrian path will create a critical connection between Prickett Preserve, Shady Brook Farm and the Corporate Center, to Edgewood Village," said Bob Dwyer, of Equus Capital Partners. "It will be a live, work and play community for all to enjoy."
The plans would preserve an on-site historic house and barn that date back to the 1700s
In Lower Makefield, some residents had organized to oppose the development. They cited traffic concerns, as well as concerns about residents of the development taxing Lower Makefield's resources and hurting nearby Shady Brook Farm's business and atmosphere.
