Lottery To Decide Sales Of Affordable Townhouses In Alexandria

Townhouses priced at $365K and $395K through Housing Alexandria's program will be decided through a lottery.

ALEXANDRIA, VA — A lottery will be held for 31 affordable townhouses priced between $365,000 and $395,000, according to Housing Alexandria.

The two-bedroom and three bedroom townhouses are located at the Cardinal Path homeownership community, which was formerly named the Seminary Road project at 4575 Seminary Road. Applications for the lottery will open at 9 a.m. on July 15.

The two-bedroom townhouses include two-car garage parking for $365,000 plus a $390 per month condominium fee. The three-bedroom townhouses include two-car garage parking for $395,000 plus a $390 per month condominium fee.

Housing Alexandria will provide $8,000 in closing cost assistance to selected homebuyers. Applicants may also be eligible for the city's Flexible Homeownership Assistance Program to help with down payment and closing costs. Applicants do not need to apply for the city assistance program separately.

Applicants must fill out a screening form to receive an application on July 15. Qualifications include working or living in the City of Alexandria, not owning a home for the last three years, having household income before taxes at or below 80 percent of the area median income (ranging from $91,840 to $152,160 depending on household six from one to six), and completing the screening form and required trainings.

The trainings include a Housing Alexandria’s Shared Equity Homeownership Program orientation and Virginia Housing's homebuyer education classes. The last orientation before the lottery application will be at 7 p.m. on July 1. Virginia Housing has more information on registering for its free in-person and virtual classes.

The homes are affordable through Housing Alexandria's Shared Equity Homeownership program. Through the program, Housing Alexandria invests in the properties to make them affordable to the homebuyers. Homeowners will share the appreciated value of their home to keep it affordable in the future.
