New Childcare Facility to Open in Alexandria

Kiddie Academy Child Care Learning Centers of Alexandria to open childcare center in City of Alexandria.

ALEXANDRIA, VA -- NAI KLNB has brokered a lease with Kiddie Academy Child Care Learning Centers of Alexandria for approximately 10,000 square feet of space at 1000 Bernard St. in Alexandria (see map below).

Jack Regler, senior director of NAI KLNB, represented the landlord, Galena Capital Partners with the tenant represented by Brandon Howard of Divaris Real Estate in this transaction, NAI KLNB announced.

Kiddie Academy, which operates approximately 150 locations nationally, is a franchise concept that provides child care and educational services for children aged six weeks to 12 years. Founded in 1981, the programming includes educational curriculum, music-based programs and summer camps.

“The greater Alexandria area is significantly under-served by daycare providers, with many existing concepts operating with a waiting list that extends several years long,” explained Jack Regler of NAI KLNB. “The need for quality daycare and educational centers will become increasingly pronounced given the velocity of new residential development that is targeted for the North Old Town, Del Rey and Potomac Yard sections of Alexandria. This use will help fill a critical need and represents an excellent long term tenant for the landlord.”

The majority of the office building will be converted into classrooms for daycare and educational use, with one of the fenced parking lots contained adjacent to the project adapted to an outdoor play area. The plans and permitting process are currently underway, and Kiddie Academy plans to open the facility in March 2017. Galena Capital Partners is an Alexandria-based investment firm founded in 2012, specializing in value-added real estate, including commercial and residential properties in the Washington D.C. metropolitan area.
