Office-To-Residential Conversion Prepares For Fall Opening In Alexandria

An office-to-residential conversion along King Street is preparing to welcome its first residents in the fall.

ALEXANDRIA, VA — Office-to-residential conversions have been one recent trend in the real estate market. One upcoming example is CityHouse Old Town, a luxury apartment community that is beginning pre-leasing.

American Real Estate Partners, a real estate property management company, said the residential conversion at 1101 King Street will introduce 199 apartments. The seven-story, 236,000-square-foot building was originally constructed in 1983 for commercial use. The company said it retained the original structure while adding luxury interiors inspired by members clubs. According to the company, design elements added in the building are a nod to Alexandria's history and place as George Washington's adopted hometown.

"CityHouse Old Town exemplifies our strategy of unlocking long-term value through adaptive reuse in high-demand, walkable urban and suburban markets," said Brian Katz, the co-founder and president of American Real Estate Partners. "Reimagining 1101 King Street as a hospitality-influenced residential community allowed us to tap into one of the region’s most sought-after rental markets while transforming a well-located but underutilized asset."

The apartment community will offer 106 unique floor plans with one-bedroom to three-bedroom units. Each apartment features chef's kitchens with high-end appliances, spa-inspired bathrooms and sizable closet space. Select units will have rounded walls, oversized windows and extra-wide entryways. Most units have outdoor terraces.

Other amenities include a second-floor atrium outdoor area with fire pits and water features, fourth-floor club lounge with a kitchen and rooftop terrace and skyline views, 24-hour fitness studio with instructer-led classes, coworking space with semi-private pods and a conference room, private storage units, garage parking, bicycle storage, electric vehicle charging, and dog grooming salon.

On the street level, the building has retail including Fresh Baguette and Orangetheory Fitness. The building is situated in a walkable area between the King Street-Old Town Metro and the Potomac River waterfront.

According to American Real Estate Partners, CityHouse Old Town will deliver in fall 2025. The first move-ins are schedule for November. Bozzuto will serve as the leasing and property manager. Tours are available for prospective residents.
