2 Businesses Leaving Recently Sold Annapolis Town Center
Two businesses are closing their stores at the recently sold Annapolis Town Center. Both plan to reopen nearby. "It's heartbreaking."

ANNAPOLIS, MD — Two businesses are closing their locations at the recently sold Annapolis Town Center next week.
Baltimore Coffee and Tea and Stardust Deluxe, a women's boutique, told Patch on Tuesday that they will close their Town Center storefronts. Both plan to reopen nearby.
The shopping center was sold for $187 million on Friday. Stardust Deluxe announced its forthcoming move six days before the sale.

Higher Rents Possible
The new Town Center owner, Federal Realty, lauded the property's location in an "affluent, well-connected" area.
The North Bethesda-based firm hinted at rent hikes, which could shake up the existing tenant mix.

Federal Realty said its recent property acquisitions have "demonstrated consistent value creation through higher rents, strong tenant demand, and disciplined execution."
"This is exactly the kind of opportunity we target: A dominant asset with strong fundamentals, competitive positioning, and the potential to unlock further value under our ownership," Federal Realty President and CEO Don Wood said in a Monday press release. "The traction we've seen across our other recent acquisitions gives us confidence in both our disciplined approach and our ability to scale strategically."
Baltimore Coffee and Tea Assistant Manager Matt Weinhold thinks the Town Center is targeting luxury retailers.
"I guess that they thought they would provide more revenue than our shop," Weinhold said. "It's really a shame."
Stardust Deluxe Owner Stacey Ferrence said, "We are moving locations because a larger brand is taking over our space in the Town Center."
"While the new ownership didn't directly force our departure, I believe they are shifting towards more national brands and fewer locally owned businesses, making a lease renewal unlikely," Ferrence told Patch in a Tuesday email.
Federal Realty has not responded to Patch's request for a comment. We will update this story if we get a response.
Coffee Shop Hopes To Reopen Nearby
Baltimore Coffee and Tea's last day is Oct. 23. The Maryland-based company's other locations will remain open in Odenton, Timonium and Frederick.
"It's heartbreaking. It really is," Weinhold told Patch in an exclusive interview on Tuesday.
Weinhold said the Town Center gave two weeks' notice that the shop must vacate 1910 Towne Centre Blvd., Suite 125.
"Our regulars are older, and they live in the apartments right upstairs," Weinhold said, referring to the apartment and condos on the floors above the Town Center's retail shops. "Coming down here and getting food and coffee has been an asset for them. … They won't have that provided for them here anymore, especially at the affordable cost that our company has offered products."
The coffee shop is scouting locations elsewhere in Annapolis. Any future store wouldn't open until early to mid-2026 at the earliest, the company said.
"They are looking to relocate in Annapolis as soon as possible," Weinhold said, referring to his company.
Clothing Store Moving Downtown
Stardust Deluxe is open until Oct. 22 at 1915 Towne Centre Blvd., Suite 130. It will then move to 75 Maryland Ave. in downtown Annapolis.
"We are, however, very excited about the move to Maryland Avenue and look forward to being part of a supportive community there," Ferrence said.
The soft opening is scheduled for Oct. 29 from 5 p.m. to 8 p.m. The business will also participate in the Maryland Avenue Fall Festival this Sunday from 10 a.m. to 5 p.m.
"We love the Annapolis community and look forward to continuing to serve our customers in our new home," Ferrence said.
