Home Sales Up as Medford Bucks State, County Trends

Middlesex County home sales decline is in line with the rest of the state.

Medford saw a slight increase in home sales in October 2010 compared to October 2009, a contrast to state and Middlesex County trends.

There were 17 home sales in Medford in October 2010, compared to 16 in October 2009, marking a 6.25 percent increase. State-wide, Massachusetts saw a 28 percent decline from October 2009 to this year, while Middlesex County saw a 25 percent fall, according to data from The Warren Group.

While home sales stayed steady in Medford, the prices attached to them fell. The average home sale price in October 2009 was $388,050 in Medford, while it was $325,000 in October 2010, according to the data.

In a statement, group CEO Timothy M. Warren Jr attributed the state-wide decline to the experation of tax credits for home purchases.

"As expected, sales have been declining consistently in the months following the expiration of the tax credit for homebuyers," Warren said. "While sales for the first 10 months of the year exceed those in the same period last year, we expect that a slow November and December will make 2010 a downer. Sales volume has declined in four of the past five years."
