Troy Seniors Enjoy Expanded Community

Bethany Villa has undergone major renovations and additions.

Bethany Villa Housing Association, Inc. I & II, Paragon Management, Inc. and Wolverine Building Group are pleased to announce that Bethany Villa, located in Troy, has undergone major renovations and additions to better serve its residents. This affordable senior housing community has undergone interior and exterior improvements to each apartment, as well as the addition of a new community center, new outbuildings, and energy saving equipment.

General contractor Wolverine Building Group completed the construction project. “The residents are so appreciative of the improvements we’ve made to their apartments,” says Wolverine’s Project Manager Jenni Aiello. “The new community center is a welcome addition, giving the residents an opportunity to get out of their apartments for classes or socializing, particularly during the winter months.”  The community center will house a computer lab, large meeting room, beauty salon, maintenance garage and staff offices.  It will allow Bethany’s residents to congregate for meetings and computer classes, while also offering a pleasant space for residents and families to meet with the friendly staff.

Bethany Villa Apartments, owned by the nonprofit groups Bethany Villa Housing Association, Inc. I & II, offers amenities such as private entrances, gardening space, and proximity to public transportation and local services and attractions. All of the 238 apartments received a variety of improvements, including new windows, floors, paint, bathroom fixtures, blinds, insulation, accessible concrete porches, awnings, screen doors, closet doors, cabinets, air conditioning units and Energy Star rated kitchen appliances.

Because so many living spaces received upgrades and all were occupied, the project was completed via a complex “live renovation” method. Residents were asked in advance to relocate in the morning of their renovations for several hours on a designated date; they returned in the evening to a remodeled, refreshed apartment.

The $2.3 Million rehab/construction project was fully funded by a HUD FHA Section 223(f) mortgage loan obtained through Pillar Capital Finance, LLC and approved by the U.S. Department of Housing and Urban Development. Bethany Villa Apartments are managed by Paragon Management, Inc.
