Subway Sandwich Shop Coming to Oradell

After being transferred from the Planning Board earlier this month, Sanjeet Patel received unanimous approval for his Kinderkamack Road franchise store

With unanimous approval, Subway franchise owner Sanjeet Patel was granted a hardship relief to open his new sandwich shop on Kinderkamack Road after  to Zoning Board of Adjustment.

Initially, Patel appeared before the Planning Board for a conditional use application but was determined that the Subway model does not fit the borough's definition of a restaurant because there is no wait staff on site.

"This application is not much different than most establishments on Kinderkamack Roas such as the deli, pizzeria or coffee shop, which all follow the same model," Patel's attorney Joseph Basralian said.

Of all of the food establishments in Oradell, only ,  and  utilize wait staff, although  has employees deliver food to your table, orders are taken at a counter. The remainder of the borough's restaurants are considered take-out or pick-up from a counter.

Patel, who operates Subway franchises in Hoboken, Weehawken and Paramus, proposed to refit the vacant 957-square foot  storefront into a Subway sandwich shop, with seats for 14 customers and an externally lit sign on the front of the building. His Kinderkamack Road location, between and , would be open Monday through Saturday, 7am to 9pm and Sundays 7am to 8pm.

 "The first floor would have a kitchen area, serving area, ADA bathroom, customer area with 14 seats and two employees during peak hours," Patel said. "The basement would be fitted with a walk-in freezer and cooler for perishable items and shelving for the dry goods. The model is geared towards families and individuals seeking quick healthy meals."

All employees, who would be transfered from his other locations, would already be trained and certified by the Subway corporation; and along with Board of Health inspections, the store faces mandatory inspections each month by Subway.

"I have lived in Washington Township for 19 years and I have many friends and family in Oradell," Patel said. "I've found this town to be very friendly, an open commnuity and a great place to do business. I've done business in small towns before like North Arlington and Weehawken and I believe Oradell would benefit highly from this."

Behind the building, a screened in trash receptacle with two small dumpsters would be constructed and pick-up would coincide with the borough's schedule. According to Patel, trash would be picked up a minimum of once a week with the ability to schedule additional times as well.

Additionally, deliveries of fresh perishables and any dry goods would be made once a week via a small box truck prior to 7am. Deliveries would take approximately 15 to 20 minutes, according to Patel, with the crew having access to offload the items into the basement cooler and freezer.

The Zoning Board of Adjustment voted 7-0 in favor of approving Patel's proposal for a Subway franchise.
