Developers Eye Restaurant X & Bully Boy Bar

CONGERS, NY — Restaurant X & Bully Boy Bar is up for sale with a list price of $2.5 million.

Attorney Scott Ugell told the Rockland Business Journal that town officials have held discussions with developers about the site.

A listing on Coldwell Banker Realty calls the property, which has housed a restaurant for decades, a "fabulous development opportunity." Included on its 5.3 acres are the restaurant and a two-family home. It is zoned CS — commercial shopping — and a senior housing development would require a special permit. It is listed by Rushmore Realty.

A leader of the farm-to-table movement in the Hudson Valley, Kelly also owns X2O Xaviars on the Hudson in Yonkers. The Blauvelt resident participates in many regional community activities, such as the Chef Peter X. Kelly Teaching Kitchen at NewYork-Presbyterian Hudson Valley Hospital.

Kelly filed for bankruptcy in 2019, seeking financial reorganization while keeping his restaurants open. His biggest creditors are the Internal Revenue Service and the New York State Department of Taxation and Finance.
