Town Approves Bellport Overlay Plan, Mixed Use Affordable Housing
The four newly-created overlay districts, first proposed in 2014, will allow for higher-density housing, esplanade, to be built in Bellport.

BELLPORT, NY—A land use proposal for the greater Bellport area first developed in 2014 has now been given the final go-ahead by the Town of Brookhaven. The creation of four overlay districts will allow for mixed-use development, higher-density housing, and the creation of an "esplanade," or greenway, along the Long Island Rail Road tracks.
The four overlay districts will be, according to Brookhaven Town's maps: Bellport Hamlet Center Overlay, along Montauk Highway; Greater Bellport Opportunity Overlay, an area north of Montauk Highway; Hagerman Hamlet Center Overlay, a stretch of Montauk Highway with mostly commercial businesses; and the Bellport Esplanade and Greenway area, along the railroad tracks that is currently suffering from blight.
The Greater Bellport Land Use Plan came out of grassroots community efforts that began over a decade ago.
