Over 150 Affordable Housing Units Are Coming To Far Rockaway
Beach Green Dunes III, a $95.7 million project, is expected to resist storms and heavy weather with rain gardens and a solar system.

QUEENS — An affordable housing project in Far Rockaway is set to be completed in 2024, bringing 146 “storm resilient” units and retail space to the flood-prone Edgemere area.
Beach Green Dunes III, a $95.7 million project, is expected to resist storms and heavy weather with rain gardens and a solar system equipped with photovoltaic panels on the project’s roof. The 2,100 square feet of commercial and retail space are above the base flood elevation.
“Beach Green Dunes III will further cement Rockaway's status as a model for the rest of the city to follow when it comes to responsible, community-first development,” said Queens Borough President Donovan Richards Jr.

The project, located at 331 Beach 35th Street, will also install a new transit plaza with pedestrian access from the Beach 36th Street-Edgemere A Train subway station.
The eight-story building will offer studios, and one, two, and three-bedroom apartments for low to moderate-income and formerly homeless households earning between 30 and 80 percent of the area’s income. A portion of the studio and one-bedroom units will be made for seniors over the age of 62.
