Yorktown To Review 2 Zoning Change Requests

The developers both want to build apartments and townhouses for adults age 55 and up.

YORKTOWN, NY — Two developers recently submitted zoning-change petitions to the Yorktown Town Board to build on the former Blue Book Network headquarters and the Field Home.

Toll Brothers Inc. is seeking zoning changes at 2448 Catherine St. for a 118-unit townhouse community for 55+ adults. It will be built mostly on undeveloped land next to the Field Home.

AMS Acquisitions is proposing 200 rental apartments and 50 townhome condominiums for 55+ adults at 800 East Main St., the town said.

Town Supervisor Matt Slater said the two proposals follow a string of successful redevelopment projects in Yorktown, including the opening of the new Uncle Giuseppe’s Market at the Yorktown Green shopping center, the conversion of a former Toys R Us into a self-storage facility, the conversion of a former Verizon building into a Nestle Waters distribution center and the conversion of an empty car dealership into an electric school bus dealership.

“For the past three years, the Town Board has been laser-focused on delivering economic vitality to Yorktown,” he said. “We have strong interest from developers who are responding to the significant work that we have done to promote our community’s assets and desirability.”

In its petition, Toll Brothers argued there is a need for housing targeting empty-nesters who no longer need single-family homes but still want to remain in the community. The developer wants to change the Field Home’s zoning to permit 55+ residential development.

AMS is asking for a similar change for the former Blue Book Network complex, arguing that the empty office complex needs repurposing in a weak office market.

Town officials said they will now begin reviewing the zoning petitions, which could take months. Public hearings will be held before any zoning changes are made.
