Daylesford Neighbors Concerned About Building

Neighbors plan to meet with a developer Thursday night about a plan to rezone a big stretch of Lancaster Ave from Daylesford to Paoli.

The Daylesford Neighborhood Association  (DNA) is hosting a meeting and expecting a minimum of 50 residents this Thursday, 2/23 from 7-9 p.m. at the Carriage House of the Upper Main Line YMCA to discuss a re-development plan of the Jimmy Duffy's property (Berwyn, PA).

  • Why is this important?  The Developer (Ed Morris of Morris Realty Advisers) is hoping to build an unprecedented 5 (FIVE) story tall building on the Duffy's location!
  • This proposed change includes raising the height limit from 42 feet to 58 feet!  This could also effect changes to the zoning language for ALL commercial properties across the township meeting certain requirements. 
  • A subset of the DNA (8 members) met with Mr. Morris at The Larkin Household (1421 Pennsylvania Avenue, Berwyn) In January to discuss his intentions and WAS MET WITH MUCH DISPLEASURE over his 5 story building's plans! 
  • The footprint looked TOO LARGE and the height of the building is a major concern as there are no other buildings up and down Lancaster Avenue that are 5 stories tall! 
  • Other concerns include:  traffic coming in and out of the facility, 24 hour lighting, possible ambulances coming and going at all hours, etc. 
  • Members of the DNA distributed the attached flyers to Daylesford and Oak Knoll residents last weekend and we were overwhelmed THAT NONE of these neighbors were even aware that development plans were underway!  When they were told that a 5 story building was being proposed, that's when they wanted to get INVOLVED!
