Brewery To Close In Woodbridge, Citing Landlord Troubles
A brewery based in Woodbridge is preparing to close, citing a landlord decision to end its lease.
WOODBRIDGE, VA — A brewery based at Stonebridge at Potomac Town Center in Woodbridge is preparing to serve its last beers.
Brew Republic Bierworks announced it will close after Sunday, July 27. The brewery is located at Stonebridge at Potomac Town Center and has been open for nearly nine years. It plans to have a closing party from July 25 to 27.
The business attributed the closure to landlord troubles since a new owner, Kimco Realty, bought Stonebridge at Potomac Town Center in 2023.

"While our prior long-time landlord wasn’t perfect, we had a solid relationship with them that enabled us to work together, with them even very supportive of things like our annual beer fest and Oktoberfest," the business said in its closing announcement. "We had hopes that we’d have a strong and productive relationship with the new center owner, but this new landlord quickly proved to be far more difficult to work with, and far less welcoming of our business – and declined to support us, even on activities that generated revenue for them and other tenants (like our annual beer fest – which they haven’t allowed us to do since they became the center’s owner)."
Brew Republic Bierworks said the landlord used a provision in the lease in June to end the lease.

Patch has reached out to a Kimco Realty leasing representative for comment on the Brew Republic Bierworks closing. We will update this story when we hear back.
While the business has been stable over nearly eight years, Brew Republic Bierworks said it was not enough to pay for a rent increase the landlord was seeking or fund a relocation. The brewery is unlikely to relocate and has no current plans to do so.
The brewery noted that restaurants and breweries have faced a challenging environment, and others in the region have closed. It also cited "significant damage to our operations" from a group of now-fired employees and challenge in recruiting quality employees.
In its nearly nine years, Brew Republic Bierworks said it has won awards, brewed the official beer for President Donald Trump's first inauguration, and celebrated many birthdays, weddings, retirements, Woodbridge Beer Festivals and holiday gatherings. The last batch of Brew Republic beer was brewed in mid-June.
The brewery plans to stay open normally and have specials even before its closing party weekend. Customers are encouraged to visit to help the brewery sell its food and alcohol, including to-go cans, before the closing.
"You, our citizens, along with our spectacular Brew Republic team alumni, have enabled us to build tremendous notoriety over nine years in business," the business said. "We thank you for allowing our new nation of beer to be a part of your lives, and for you being a part of ours."
