Potomac Shores Breaks Ground On Future Retail Center, VRE Garage Complete

DUMFRIES, VA — As more residents settle into homes in the developing Potomac Shores community, there's more to come with future retail and a Virginia Railway Express station.

On Saturday, Potomac Shores master developer Biddle Real Estate Ventures, KLNB Commercial Real Estate Services and Prince William County officials marked the groundbreaking of the Station House for retail and the completion of the parking garage for the future VRE station. The Station House is located above the now-completed, below-grade parking garage.

The Potomac Shores development is located east of Dumfries proper and south of Woodbridge along the Potomac River. Construction of homes started in 2014 with thousands of single-family homes, townhouses, townhouse-style condos and amenities like a Shore Club, golf course and recreation center. The new additions are helping plans for a town center come to fruition for the community.

"Today marks another step forward towards our dual goals of welcoming VRE service to Potomac Shores and bringing retail investment to the Marketplace within the Potomac Shores Town Center," said Peter Chavkin, managing member at Biddle Real Estate Ventures. "We’re grateful for the leadership of the Prince William Board of County Supervisors as we continue to advance these projects."

The Station House is expected to be complete in the fourth quarter of 2025. Potomac Shores has not yet announced specific retail for the Station House but believes the construction will drive retail investment. Overall, the Marketplace corridor of the town center will have up to 1 million square feet of retail, office and other commercial space.

"There are unprecedented retail opportunities at Potomac Shores that represent a flagship opportunity along the I-95/Route 1 corridor," said Dallon Cheney, the retailer broker for Potomac Shores with KLNB Real Estate Services. "This site offers a built-in customer base of more than 2,300 occupied new homes in a premier development, stunning Potomac River views, superb transportation access, and more."

"New commercial investment here at Potomac Shores will spur economic development that benefits all of Prince William County," added Board of County Supervisors Chair Deshundra Jefferson in a statement. "Our County will continue to bring all resources to bear to move this process forward to completion."

The Station House will have a vaulted arch pass-through to provide access to the future Potomac Shores VRE station. That will lead to a boardwalk promenade overlooking the Potomac River with a gazebo, viewing benches and connections to the Potomac Shores Trail System.

During the groundbreaking, officials celebrated the completion of the VRE parking garage with 350 parking spaces on three below-grade levels. The parking garage will serve VRE riders and retail patrons in the Marketplace corridor. The Potomac Shores VRE station is currently in the final design phase. The Virginia Passenger Rail Authority must complete a land acquisition from CSX — likely in 2025 — before construction of the platform can begin.

"The completion of the VRE Garage and groundbreaking for the Station House at Potomac Shores brings us closer than ever to our long-held goals of VRE Service and commercial development within this community," said Potomac District Supervisor Andrea Bailey in a statement. "I intend to work closely with relevant agencies and with private sector partners to see these goals realized."
