These residences are called Affordable Independent Living Units (AILUs), a pilot program for continuing care retirement communities. The AILU program is an offshoot of the long-standing Moderately Priced Dwelling Unit program that has enabled people--who meet certain financial qualifications--to rent and buy homes in Montgomery County.
"The Grandview's AILUs are priced to reflect a moderate income," Miskraky adds. "This program allows the community to bring the well-respected Erickson Senior Living lifestyle to more people."

The 80% refundable entrance fee*, collected as part of the residency process, remains the same. However, those who qualify for the program will pay a lower monthly rate--between $700 and $1,000 less for a one-bedroom or one-bedroom plus den floor plan.
"It's a great program with substantial savings, so moving to The Grandview may be more affordable than you think," says Mishraky. "Plus, you don't need to be a current Montgomery County resident to take part in the program."
Mishraky, who is working with local organizations to increase awareness of these AILUs, believes potential participants could be people who have lived in a house for 20 or more years.
"This program opens opportunities for nurses, teachers, and those who worked for the federal government who no longer want to maintain their large house," he says. "If you've lived in your house for a while, chances are, you have substantial equity you can use to support a move to The Grandview. It's a seller's market out there!"
Houses in Montgomery County, where many incoming residents are moving from, have escalated in value over the past few years. In January 2025, the median home sale price in Montgomery County was $607,500, according to Realtor.com. In Bethesda, the market is even stronger--the median listing home price was $1.5 million, trending up 13.8% year-over-year.
