AN ORDINANCE TO AMEND AND REVISE THE DEVELOPMENT REGULATIONS, OF THE CODE OF THE TOWNSHIP OF TEANECK ARTICLE V CHAPTER 33, SECTIONS 33-23 AND 33-25 WITH RESPECT TO CONDITIONAL USE STANDARDS, AND SECTION 33-24 TO ESTABLISH THE COMMUNITY CENTER OVERLAY (CCO) ZONING DISTRICT WITH RESPECT TO NON-GOVERNMENTAL USES WITH WITHIN THE P PUBLIC LAND DISTRICT PLEASE TAKE NOTICE that the Township Council shall conduct a public hearing on Ordinance No. 2-2022 on January 18, 2022, at 8:00 p.m., or as soon thereafter as the matter can be reached, at a meeting of the Township Council, via Zoom at which time and place all persons interested will be given an opportunity to be heard regarding the ordinance.
Notice of the public hearing on Ordinance No. 2-2022 is being given to all owners of property located within the proposed CCO - Community Center Overlay District, as well as, all owners of property located within 200 feet of the proposed CCO - Community Center Overlay District. The proposed CCO - Community Center Overlay District encompasses (1) Block 3203, Lot 1 as shown on the Tax Map of the Township of Teaneck, which has a street address of 50 Oakdene Avenue, Teaneck, New Jersey; bordered on the south by the Hillside Avenue, on the west by Morningside Terrace, on the north by Oakdene Avenue and on the east by single family residential properties; and (2) Block 4703, Lot 4 as shown on the Tax Map of the Township of Teaneck, which has a street address of 1079 Palisade Avenue, Teaneck, New Jersey; bordered on Palisade Avenue to the west, Colonial Court and Votee Park to the north, Queen Anne Road to the east and N.J. Route 4 to the south. Block 3203, Lot 1 encompasses approximately 2.15 acres and is currently zoned P—Public Land District. Block 4703, Lot 4 encompasses approximately 2.17 acres and is currently zoned P-Public Land District.
